We’re on-island, owner-operated, and we answer the phone ourselves. The person valuing your property at the start is the same person you’ll deal with three years later. No rotating account managers, no call centre.

What's the difference between rent collection and fully managed?
Rent Collection covers the finance side — we collect, chase and account for rent each month, and you handle anything physical that comes up. Fully Managed adds annual inspections, maintenance coordination, compliance certificates and end-of-tenancy check-outs. If you'd rather not get a phone call from a tenant at 9pm on a Sunday, choose Fully Managed.
Can I switch from another agency?
Yes — we do this all the time. We'll write to your current agent to transfer the tenancy across, request the deposit ledger, and pick up the existing tenant's records. The tenant doesn't need to do anything beyond a short introduction email from us.
How are deposits handled?
Deposits are lodged with the Jersey Tenancy Deposit Scheme (mydeposits Jersey) within the statutory timeframe. We hold the certificate, manage any mid-tenancy renewals, and represent you at end-of-tenancy if a dispute needs to be raised.
How quickly will you find a tenant?
Realistically — two to four weeks for a competitively priced, well-presented property in central or near-town parishes. Coastal and rural lets can take a little longer depending on season. We'll give you an honest forecast at the valuation, not a hard pitch.
What happens if a tenant doesn't pay?
We chase from day one of arrears with a clear escalation: text, email, phone, formal letter, and finally a notice to quit if needed. Most arrears resolve before they get serious. We keep you informed at every step — you're never the last to know.
Can I see the inspection reports?
Yes — every inspection report is sent to you by email as a single PDF, with photographs of each room and a short written summary of any issues. Reports are also stored in your portal so you can refer back at any time.
