Terms & Conditions.

These terms govern your use of the Solo Property Solutions website (soloinventories.co.uk / soloinventories.vercel.app) and your engagement of any service we provide in Jersey, Channel Islands. Services include inventory condition reports, property management, maintenance coordination, drone inspection and related work.
By using the site or instructing us, you accept these terms. If you do not accept them, please do not use the site or instruct us.
1. Who we are
Solo Property Solutions — a Jersey-based business trading from Jersey, Channel Islands. Contact: vicky@solo.je · 07700 335434.
2. Service-specific terms
Each service we provide is governed by a separate engagement (a quote, confirmation email or signed agreement). Where these website terms conflict with a service-specific engagement, the service-specific terms take precedence.
Inventory Condition Reports
- Reports are independent, photographic and prepared to industry standard. They reflect the condition of the property at the time of inspection.
- Tenants have 7 days from delivery to add comments or sign the report, as required by Jersey practice. We send reminders if we have not heard back.
- Reports may be relied upon by landlords, tenants and the Jersey deposit scheme in connection with the tenancy they relate to. They are not intended as a structural survey or valuation.
Property Management & Rent Collection
- Management services are provided on a monthly fee basis as agreed at the start of the engagement. Either party may terminate on the notice period set out in the engagement letter.
- We act as agent for the landlord. We do not provide investment or financial advice and do not handle client funds beyond rent collected on the landlord’s behalf.
- Deposits are lodged with mydeposits Jersey within the statutory timeframe.
Maintenance & Drone Inspections
- Lead-work and roofing in-house; slating, tiling, flat roofing, electrical and plumbing are carried out by approved independent sub-contractors who are insured and qualified to Jersey standards.
- Drone surveys are conducted in accordance with applicable Channel Islands airspace rules. We do not capture identifiable images of neighbouring properties or individuals where avoidable.
- Quoted prices are fixed unless the scope changes after our visit, in which case we will agree any variation with you before proceeding.
3. Your obligations
- Provide accurate information about the property, occupants and access requirements;
- Ensure we (and any sub-contractor we appoint) have safe and lawful access to the property at the agreed time;
- Settle invoices within the agreed terms (default: 14 days from invoice date unless otherwise agreed).
4. Fees, invoicing and late payment
Fees are quoted excluding GST (where applicable). Invoices are issued on completion or on a periodic basis depending on the service. Overdue invoices may attract interest at 4% above the Bank of England base rate from the due date until the date of payment.
5. Liability
What we are not liable for. We are not liable for loss or damage caused by:
- Inaccurate information supplied to us by you or any third party (tenant, agent, contractor);
- Defects in the property that were not reasonably apparent at the time of inspection;
- The acts or omissions of third parties, including approved sub-contractors, save where we have failed to exercise reasonable care in their selection;
- Any indirect or consequential loss, loss of profit, loss of revenue, loss of opportunity or loss of goodwill.
Cap. Our total liability to you in connection with any single engagement is limited to an amount equal to up to three times the fees paid by you for that engagement, except where a higher amount is required by law.
Carve-out — required by law. Nothing in these terms excludes or limits our liability for:
- Death or personal injury caused by our negligence;
- Fraud or fraudulent misrepresentation; or
- Anything else that cannot be excluded under Jersey law.
6. Intellectual property
Reports, photographs and written materials we produce remain our intellectual property. You receive a licence to use them for the purpose they were commissioned for (e.g. the tenancy, the works) but may not republish or commercially exploit them without our consent.
7. Cancellation
If you cancel a booking with less than 24 hours’ notice we may charge a reasonable cancellation fee to cover lost time.
8. Privacy & data
We process personal data in accordance with our Privacy Notice and the Data Protection (Jersey) Law 2018.
9. Governing law & jurisdiction
These terms and any dispute arising from them are governed by the laws of Jersey, Channel Islands. The Royal Court of Jersey has exclusive jurisdiction, except that we may enforce a judgment in any other competent jurisdiction.
10. Changes to these terms
We may update these terms from time to time. The “Last updated” date shows the current version. Continuing to use the site or our services after a change means you accept the updated terms.
